Very few potential buyers will have actually been in the Penthouse to see the difference between the Studio+ (which are very small at 355 sq. ft. and contribute roughly 75% of the units in the West 57th building). There are 10 or more Studio+ units per floor on the bottom 20 floors at West 57th. Also, the road noise from 5th Street is much louder on the lower floors. There is almost no street noise in the 24th floor Penthouse units. From the Penthouse units you can view the new 84 story billionaire's row Steinway skinny tower across 5th Street, which can sway three feet on windy days. It is only 58 feet wide and not directly across from West 57 Penthouse units, so the Central Park view is not blocked out.
The Penthouse maintenance fees are cost- effective as the provide more points per dollar than the studio+ units. The HGVC points can be used for any unit in the West 57th building or other resorts. Owner states with only 4 Penthouse units they are almost always available throughout the year for stays of 3 or more days. Stays less than 3 days are available with a cleaning surcharge. Thanksgiving Day and Christmas Day can get booked up of not reserved at least three months in advance. There are more Studio Premier, 1 bed, 1 bed + and 1 bed premier units, but are rarely available unless booked (as a home week unit with a full 7 day + stay) during the reservation period 9-12 month out.
